Western Australian Building and Energy guidance says the Home Building Contracts Act regulates relevant fixed-price home building and associated work within its current value range, and specifically includes cabinetry or tiling work for a kitchen or bathroom.
Its homeowner notice explains that contracts must be written, include the agreed terms and be signed, while registration as a builder depends on the nature and value of the building work. This makes scope clarity especially useful in a Perth ad: supply-only cabinets, cabinetry installation, a coordinated renovation and structural alteration should not be presented as interchangeable services.
Perth’s long north-south footprint also affects operations. A business measuring around Joondalup and Wanneroo may not schedule Armadale and Rockingham in the same way, and delivery access differs between new estates, established homes and apartments.
The form should identify the actual suburb, project type, ownership or approval status, layout intentions, material stage, access and timing. The confirmation should promise a review, not state that a statutory contract range, builder registration, council approval, trade responsibility, product availability or finished price has already been determined.
