Campaigns should identify whether the business holds an agent licence and whether the person handling the purchase is a licensed agent or registered representative. NT consumer guidance says real estate agents and businesses must be licensed, local market knowledge matters and agency agreements should set out authority and fees.
For a buyer’s-agent campaign, that means clearly documenting the purchaser as the client, the search area, included services, fee, term, termination, referral benefits and any conflict before work begins. Darwin, Palmerston, Casuarina, Howard Springs and Humpty Doo can involve different dwelling types, strata, larger blocks, travel, insurance, services and inspection logistics.
A full-search brief should distinguish urban units, established homes and rural-area requirements and identify who is responsible for building, pest, title, planning, conveyancing, insurance and finance checks.
The agent can coordinate and negotiate but should not provide unlicensed financial, legal or valuation advice. “Off-market”, yield, vacancy, cyclone resilience, future growth and purchase-saving claims need evidence and limitations and must never be guaranteed in lead-generation creative.
